Water
Wells, boreholes and water rights
Water in Spain is a public resource; around Coín the authority is the Demarcación Hidrográfica de las Cuencas Mediterráneas Andaluzas. A well or borehole is legal only if its abstraction is entered in the Registro de Aguas or it holds a water concession.
In scarcity years the drought plan for the Cuencas Mediterráneas Andaluzas can restrict irrigation. The Junta de Andalucía also runs programmes for water efficiency.
Subsidies
CAP payments and eco-schemes
Farm holdings that file the annual CAP Solicitud Única can claim direct payments and eco-schemes, paid per hectare. Eligible practices include groundcover in olive and almond groves, direct seeding and extensive grazing.
Rules and rates change every campaign, and claims need the digital field notebook (cuaderno de campo digital). The claim is filed by the holding or its adviser.
Fire
Fire prevention is a legal duty in Andalucía
In Andalucía, Ley 5/1999 and Decreto 247/2001 set self-protection measures and protection strips in the forest influence zone. In the high-risk season (generally 1 June to 15 October) work on forest land needs authorisation.
We zone the land so the greenest, least flammable planting sits closest to the house, with green firebreaks, grazing and water storage. As Agricultura Regenerativa Ibérica puts it: “Cuando no pastan los animales, pasta el fuego.”

How a project unfolds
We plan in order of permanence: water first, then access, trees, structures and soil. One designer stays with your land from the first walk. See the method, drawing by drawing.

Discovery call
A video call about your land, your water and what you want it to become. We listen first.

Site visit
We walk the land with you and see what it needs.
03
Land Read
A site visit and, within two weeks, a written report on water, soil, constraints, opportunities and budget bands.
04
Master plan
A costed permaculture design with phasing and permit-ready drawings, delivered in about two months and reviewed with you before anything is built.
05
Build
Earthworks, water systems, soil and planting, directed on site by our team over about six months.
06
Stewardship
Seasonal care, monitoring and replanting after handover, so the system keeps improving year after year.
